Finding The Perfect Vacation

Image : http://www.flickr.com

When it comes to vacation rentals, most people simply rely on what others tell them. They head to the same place that their neighbors, their family, or their friends went - not even bothering to research and find out if that is the right vacation spot for them. The truth is that when it comes to vacation rentals, every one is different and you should research all that each has to offer before you decide on one. There are several things that you can do to find out which vacation rental is the perfect one for you and your family, and here are a few tips to help you find the perfect vacation rental:

  1. Start off by doing a bit of research on the different areas that you are interested in. For example, if you are interested in US vacation rentals, check the web for state websites or city websites where you can find information on the weather, tourism, and other useful information. If you are interested in overseas vacation rentals, you should do research on the different areas that are available, the tourism and trade, weather, cultures, and more so you know what you can expect. Compare the different rates, conditions, look at reviews from other renters, and find out everything that you can so you are able to narrow down your choices and find the perfect area.

  2. Start your search early. This means that if you are planning a summer getaway, you need to start looking into the vacation rentals in your chosen area around the holidays. You will find that there are certain areas where there are people who rent each year and they will take up some of the best times throughout the summer. It is always best to start as early as possible to get the best deal for the area that you choose.

  3. Have a list made out of what you want in your vacation rental. For example, if you want to bring along the family pet, make sure that the rentals that you are looking into allow pets. If you have children that will be vacationing with you, you'll want to make sure that the rental is safe for them and that there are family activities near by for all to enjoy. Of course, every renter will have special options that they want to have in their rentals, so be sure that you know what you want while you are searching.

  4. Sometimes waiting until the last minute to book a vacation rental can get you the best deal. In most vacation destinations that are wildly popular, the supply of the rentals will outweigh the demand for them. So, the closer that the vacationing season gets, owners will be more apt to make deals to fill their rentals. If you aren't too set on all the items that are on your "must have" list, then you can usually find a great vacation rental for the price that you want to pay.

  5. Make sure that you read through the contact or rental agreement. This means that you need to take the time to sit down and understand everything that is in your rental agreement. This is yet another reason that it is a great idea to start your search early. You want to be sure about the rental rules, the layout of the property, the furnishings, any repairs that may be needed, cleaning, deposits, and so forth. This way, you know what to expect and what you will be responsible for. If you find that you don't agree with anything in the rental agreement, this is the time to talk to the owner about it instead of waiting until you have already signed the document.

Of course, each rental will hold different options and rates. Be sure that you check into everything possible and that you completely understand your rental agreement.

The Many Uses of Robotics Technology

Image : http://www.flickr.com

Robotic vehicles can do the jobs that are too dangerous, boring, or disgusting for people. Unmanned vehicles can plunge to the deepest parts of the ocean, the farthest corners of the galaxy, into the wells of a volcano, and inside combat areas which would be too perilous for vehicles driven by human beings. This technology won't replace drivers; it will help the current workforce with robots that will drive anywhere in the world under any conditions.

The US Army isn't a stranger to robotic vehicles. Military insiders say that a lot of their success is from small reconnaissance or tactical planes that are unmanned. The planes can fly for miles and miles from remote locations, while reporting video and photos back to the military stations. They will follow targets and hit them with extreme accuracy. One great benefit is that no US soldiers are put in danger, and the terrorists won't see or hear it coming. American soldiers use robotics technology to command drones in the Middle East.

A lot of effort is also being put into the development of robotic vehicles for a wide range of civilian applications. Synthetic Aperture Sonar is helping robots capture brand new images of deep sea beds. Farmers can use these to monitor their crops, and forest rangers can keep track of trees and wildlife in remote places in their parks. There are vehicles that can ride the surface of the water to monitor coastlines, and there are underwater devices used to recover old shipwrecks and unaccounted for lobster traps that threaten endangered marine animals.

The newest robotic vehicles will probably surprise you. Seven hundred ton Caterpillar trucks are currently being prepared by scientists that will allow trucks to transport 240 ton loads from mining productions. Automated trucks are supposed to be available in five to ten years, and they will save a lot of time and money. This new robotic innovation will be really popular due to a shortage of drivers.

Why Cesar Milan is Wrong - Discounting the Natural Wolf Pack Theory

Image : http://www.flickr.com

Many generations of evolution separate dogs and wolves. It does not make sense for us to learn how to interact with dogs from wolves. It makes about as much sense as learning to parent by watching chimpanzees parent. But this is what happened when man put unrelated wolves together in captivity and then concluded that domination is normal behavior. This theory was then superimposed on dogs.

The Natural Wolf Pack

In reality a natural wolf pack is a family unit that consists of an adult alpha male and an adult alpha female and their juvenile offspring and pups. There are usually about six or seven blood related members in a pack. The mated alpha male and female are the parents and leaders of their offspring pack just like humans lead and teach their offspring. David L. Mech, one of the worlds leading wolf experts asserts, "In the natural wolf pack dominance contests with other wolves are rare if they exist at all". Dr. Mech also writes in the Canadian Journal of Zoology in 1999, "The typical wolf pack is a family, with the adults guiding the activities of a group in a division-of-labor system". Researchers have learned that dominance is rare behavior for wolves and may be a by product of captivity where man put unrelated wolves together. Dominate behavior in wolves is based on environmental circumstances and is not an instinctual directive.

Cesar Milan

Currently there is controversy and debate going on in dog training circles. One side represented by Cesar Milan promotes the theory of dogs as wolves and promotes dominance training by pet owners and states there are only leaders and followers in a relationship. There is dominance or submission, no partnering. Cesar's way is a one size fits all approach to dog training. On his TV program on the National Geographic channel Cesar uses techniques difficult for owners to replicate and uses techniques that could result in injury to the owner or their dog. That is why National Geographic has a disclaimer that runs at the bottom of the screen warning, "Don't try this at home". Writer Mark Derr whose articles have appeared in Audubon, Natural History, Atlantic Monthly, and other publications and who is the author of critically acclaimed books like Frontiersman and Dog's Best Friend writes that Cesar's ethology is outdated. He further states, "he is a charming one man wrecking ball directed at 40 years of progress in the understanding and shaping dog behavior and in developing non-punitive, reward based training programs, which have led to seeing the dog as an individual, to understand what motivates it, what frightens it, and what its talents and limitations are". Many dog training experts are alarmed that Cesar Milan has become the face of dog training and are shaken by the fact that he has taken the world of dog behavior by storm. More and more concerned dog professionals are becoming increasingly vocal in expressing their disagreement with Cesar's methods.

Ian Dunbar

The other side of the debate is represented by the renowned and popular Ian Dunbar author of six books on pet training, developer of one of the earliest puppy training courses in the United States (Sirius Puppy Training), holder of a veterinary degree, and a Special Honors in Physiology and Biochemistry from the Royal Veterinary College of London University, a doctorate in animal behavior from the psychology department of UC Berkley, a decade of research, and decades of dog-training experience. The only things Ian and Cesar both agree on is that all dogs can and should be trained and that dogs need regular and adequate amounts of exercise. Ian Dunbar believes all training is negotiation and compliance can best be achieved through positive training methods. His emphasis on positive approaches like lure reward methods using treats and praise has revolutionized the dog training field. He once ran a behavior clinic for fighting and biting dogs and he is the founder of the Association of Pet Dog Trainers (APDT), an organization with thousands of members. He was also the star of the British television show "Dogs with Dunbar" and he has hosted a dozen popular videos about dog training. Ian is not a supporter of using pain and fear in dog training. He does not support using force or intimidation. He stands solidly in the dog friendly reward based training camp. Ian Dunbar is being joined by an ever growing number of dog trainers that follow his positive training methods and train force free. This positive reinforcement method is also the method that is coming out on top of the debate. Positive training methods are gaining more momentum every year, and positive reinforcement it is where dog training stands today.

The Best Selling Soccer Jerseys

Image : http://www.flickr.com

Every year what jerseys are the most popular tends to change depending on not only the design of the shirts and how the team is performing but also who signs for the club. The success of teams on the park tends to be the biggest indicator as to what soccer shirts will be the biggest sellers but this year we have seen the players who sign for clubs influencing the shirt sales more and more, before it is known whether they will be successful for the club.

The best example of this can be seen with Real Madrid this. Real Madrid spent over £200 million in the summer signing some of the best players in the world, the most notable of which were Kaka and Cristiano Ronaldo. Ronaldo in particular caused a huge soccer jersey buying frenzy when he was signed for a world record fee. Real Madrid shirts sold poorly last season with fortunes on the pitch not living up to their high standards, but this year Real Madrid shirts are set to outsell every other soccer kit on the market.

Barcelona soccer jerseys are also set to be one of the most popular after their success last season, when they won the league, the cup and the Champions League. Barcelona's shirt sales were boosted again by the signing of Zlatan Ibrahimovic from Inter Milan, who when combined with the likes of Messi, Xavi and Henry, to name a few, makes Barcelona jerseys one of the most popular.

Other teams that are likely to be amongst the biggest sellers of the 2008-09 season are the likes of Manchester United, Inter Milan, AC Milan and Liverpool. These teams have a huge following and consistently sell well worldwide. There will of course be a few surprise top selling soccer jerseys this year as teams play well and win tournaments but until the end of the season we won't be able to tell who these teams are and how many soccer jerseys they will sell.

The sales of soccer jerseys will be boosted by the World Cup next year as well as the African Nations Cup with national team shirts likely to be some of the biggest selling shirts in 2010. In 2008 Spain shirts were one of the biggest selling shirts of the year after their win in the Euro 2008 tournament and this will likely be repeated with whoever performs well and wins the 2010 World Cup. The World Cup soccer jerseys are already getting released in preparation for the big tournament next year.

There is a long way to go in the season yet, so the success and failure of teams could determine the number of soccer jerseys sold for teams but it will take a lot of to topple the Real Madrid and Barcelona soccer kit sales this season. International shirt sales are likely to be the biggest selling jerseys for 2010 with next years World Cup in South Africa set to be one of the biggest yet.

On the Waterfront

Image : http://www.flickr.com

The northern Italian region of Lombardy is home to one sixth of the entire population of the country and its de facto sartorial capital, Milan, home to the designer clothes and shoe factories that form the basis of stylish Italian elegance. However, Lombardy isn't just about haute couture, it is also home Italy's beautiful northern lakes, and the luxurious villas that overlook them.

The Italian lakes are one of the most popular holiday and property regions of Italy, up there with the Chiantishire favourites of Tuscany and Umbria, as well as the Riviera of Liguria. The most famous of the lakes is Como, shaped like an upside down Y with villages and towns dotted along the extensive shoreline against the dramatic backdrop of the Alps. The lake's namesake town of Como lies at the southern end of one of its forks, and is just 45 minutes north of Milan. From here the selection of lakeside towns spreads along the western and eastern shores of the lake, taking in George Clooney's adoptive village of Laglio, the pretty town of Tremezzo, and Bellagio, which sits at the centre of the lake's southern shore. Lake Como's popularity as a holiday destination dates from the Roman era; property prices reflect the history, beauty and fame of the region, as well as the finite supply of lakeside houses.

Rupert Fawcett of Knight Frank says that across the lakes prices have stabilised after strong growth, but that prices "will continue to rise for those very important and unique properties (especially waterfront and especially on Lake Como), which are for sale in a very limited supply, and often through private 'off-market sales'." On the market, though, is a converted period house with two apartments for sale in Faggeto, about 15 minutes from Como. The two-bedroom apartments cost ¬525,000 (£415,000) and ¬598,000 (£472,000, through Knight Frank, and are just five minutes' walk to the beach, marina and pier. For something a little bigger, the company has a five-bedroom modern villa for sale in Mezzegra, where Benito Mussolini and his lover Claretta Petacci met their end at the hands of the Italian resistance. The villa has views across the Bellagio peninsula and a 3,500-square-metre garden and is on sale for ¬2,200,000 (£1.7 million).

Target Immobiliare, which specialises in property on Lake Como, agrees that prices have stabilised at the lake despite the wider market recording a notable slowdown. "This is because the nature of the territory doesn't allow extensive development of house building so the great demand for houses on the lake cannot be fulfilled. The area mainly consists of restructured or restored houses while the offer of new constructions is quite limited." The company also says that properties with parking, either a garage or car access, increases the value of a house; Target is selling a semi-detached town house in Faggeto Lario, just north of Como, with spacious terraces and views of the lake as well as the all-important garage for ¬610,000 (£482,000).

The second-largest of Italy's northern lakes is Lake Maggiore, which separates the regions of Lombardy and Piedmont and juts into the Swiss Alps at its northern tip. The most popular resorts, like the pretty town of Stresa, are on the western, Piedmont side of the lake, which is served by the main railway through the mountains to Lausanne and Geneva; but the eastern side, with its proximity to Milan, is still sought after.

Frances Petersson from Jackson Stops & Staff International says: "There seems to be a renewed interest on Maggiore, whether it is all the recent press or just that people are realising what a convenient place it is. Unlike Como, it has many more beaches and water sports clubs, some very prestigious golf clubs and in winter is close to several ski resorts as well as in commuting distance to Milan." She adds that prices are also more reasonable than at Lake Como or Lake Garda, with lakeside homes still available for under ¬500,000 (£395,000) with very little work to do. Jackson Stops & Staff has an apartment on Isola Bella, one of the picturesque Borromean Islands in the middle of Lake Maggiore, for sale for ¬320,000 (£253,000). The spacious first-floor apartment in one of the traditional fisherman's houses has two balconies from which to enjoy lakefront views.

On the Lombardy side of the lake, the town of Maccagno is the site of the new Golfo Gabella development, made up of 90 one-, two- and three-bedroom apartments in five buildings with communal swimming pool, gym, restaurant and on-site rental facilities. Properties start from £194,000 through Pure International and there is an option of a private mooring on the lake.

Pat McCreddie at Unicasa, which also markets properties at the Golf Gabella development, says an owner looking to rent their property can expect to receive around ¬250 (£197) per person per week. "Therefore, if you have a one-bedroom apartment, which can easily sleep four, the income would be ¬1,000 [£790] per week. This is an average figure throughout the year and of course some weeks would command higher rents than others." (Summer rents can command up to ¬300 (£236) per person per week.)

Lake Garda is the largest of the Italian lakes, located to the west of the region but still within an hour's drive from Milan's Bergamo airport or, depending on which side of the lake you are going, Brescia and Verona are also airport options. Like its northerly counterparts, Lake Garda also served as a luxury Roman holiday destination, and remains a bustle of lakeside resorts including Sirmione on the southern shores and Riva del Garda in the north. Along the south-western shores of the lake, Casa Travella is selling a two-bedroom, two-bathroom apartment overlooking the centre of Padenghe sul Garda for ¬330,000 (£260,000).

Although the northern lakes are close to the Alps and winter skiing, the high rental season is relatively short, running from May to September. But Linda Travella of Casa Travella says investors can realise rental for up to 40 weeks of the year, albeit with lower winter rates. For example, Travella says a three-bedroom, two-bathroom luxury apartment can go for £900 to £1,500 per week in high season but this drops to around £500 per week in the winter months. If you're looking for a more regular income though, property in Milan can earn over five per cent rental returns for smaller properties and around four per cent for larger more expensive properties according to the Global Property Guide, an online residential property guide. But be aware that the Italian rental laws are very prescriptive and don't always work in the best interests of the landlord.

The process of buying is relatively simple and includes a proposal offer, which, if accepted, is followed with a ten per cent deposit. The preliminary contract of sale usually takes about four to six weeks and the completion comes when the notary contract transfers ownership of the property. New-build properties attract VAT of four per cent for first homes while resale properties incur a registration tax of three per cent.
